“Survey Reveals Success of REALTORS® vs. FSBOs

Daily Real Estate News | Monday, August 20, 2012

Home sellers are more than twice as likely to get their homes sold if they use a REALTOR®, rather than trying to sell their home on their own, according to a new survey conducted by HomeGain of 400 home owners nationwide from July 31 to Aug. 10.

Seventy-three percent of the home owners surveyed said they used a REALTOR®. On the other hand, 21 percent of those surveyed said they tried to sell their home themselves.

The survey found that 66 percent of the home owners who used a REALTOR® were able to successfully sell their home compared to 30 percent of for-sale-by-owners.

What’s more, the survey found that 22 percent of the for-sale-by-owners eventually decided to use a REALTOR® to try to sell their home. More than half of those who did were then able to sell their homes too, the survey found.

“The value of a REALTOR® in a real estate transaction is made strikingly apparent in our 2012 FSBO verses REALTOR® survey of home sellers,” says Louis Cammarosano, general manager of HomeGain. “A qualified REALTOR® understands the dynamics of the market and can better assist home sellers in the pricing and preparation of their homes for sale.”

Why I Became A Boise Real Estate Consultant!

About 14 years ago we decide to sell our Boise Real Estate and move to where I could have a shop. I was going to start building utility trailers, snowmobile trailers, and do small engine repair and welding. My brother had built some homes and a Real Estate Agent had helped him get the lots to build on. The Boise Real Estate Market was doing pretty well at the time. I did not have my real estate license yet so I got in touch with his agent to list my house. The first thing she did was to tell me to list my Boise Real Estate for about $12,000 dollars below what I thought it would sell for. Finding Suitable Boise Real Estate To Meet Our Needs

We told our agent what kind of Boise Real Estate we were looking for and how much we were willing to spend. She went to the MLS pulled up a bunch of listings, printed them, and brought them to us. She told us to look through them, go drive by the ones we might be interested in, and to call her if we saw something we liked and she would go show the place to us. I looked at the list of Boise Real Estate she had given us and everything was at least $10,000 more than we said we wanted to spend. I through all of them in the trash and told her to go look in the MLS again. She brought the new list of Boise Real Estate and it was the same, $10,000 to $20,000 more than what we said we wanted to spend. When I confronted her about it she just said “Oh you can afford it”.

During the time all of this was going on I had ran into an old friend of mine that said he was selling real estate now. He had given me his card so I called him and told him our situation. I had not signed a Buyers Representation agreement with the other agent so we were not obligated to her. To make a long story short it took him 3 days to find us the Boise Real Estate were looking for in our price range and get it under contract. We had wasted over a week with this other lady.

Becoming A Boise Real Estate Consultant

During our search for Boise Real Estate my friend found out that I know a lot about buying and selling Boise Real Estate, I had been an investor, landlord, homeowner, and bought, fixed, and resold a number of homes in the past. I had taken a number of courses about buying and selling real estate. My friend was a Real Estate Broker and had his own company. He told me that I knew a lot about Boise Real Estate and asked if I would like to come sell real estate for him.

My wife and I discussed it and decided that that would be something worth doing and if the lady that sold our house could make it selling Boise Real Estate I’m sure I could. My wife and I did not like the way we had been treated by that agent and I know I would never treat someone like that. I went to Real Estate School, got my license, and have been a licensed Boise Real Estate Consultant since February 1999.

A friend of mine was telling me how he got such a good deal on the Boise Real Estate he bought. It was a For Sale By Owner and it was a great deal. A Real Estate Agent that was a friend of the Sellers wrote it up for them and they didn’t have to pay a commission to anyone. I asked if they had an appraisal and they said no, we paid cash for it and didn’t need to get an appraisal. If you want to know the assessed value of Boise Real Estate all you have to do is go to the Ada County Assessor’s website and search. Here’s a link to search for Boise Real Estate on the Assessor’s website by address. All you have to do is put in the name of the street, search, and select the right address. The point is anyone can go to the Ada County Assessor’s website and find out the assessed value of any Boise Real Estate.

The assessed value of the Boise Real Estate these people bought was $50,000 LESS, yes, Fifty Thousand Dollars LESS than the assessed value! Had they talked to their Boise Real Estate Consultant or at least looked it up online they would of known it was overpriced. They probably would not of bought the place or if they would of used their friendly Boise Real Estate Consultant he/she could of negotiated a better deal for them. I went home and did a CMA on the Boise Real Estate they bought and was shocked to find what I did! In the past 6 months 3 homes had sold in that same subdivision. If you used the price per square foot for the house that sold for the most money one month prior to their purchase, the Boise Real Estate they purchased was worth $10,000 LESS than the assessed value. That means they paid $60,000 more than the Fair Market Value for that Boise Real Estate.

Getting The Best Price For Boise Real Estate.

Boise Real Estate Sales. Why is it important to have a good Real Estate Consultant? Well here’s what happened. One of my clients wanted to list their house for sale so I did a Comparative Market Analysis for them. The problem being their Boise Real Estate is hard to find anything to compare with in the area they live. The Boise homes that sold that were comparable were either short sales or bank owned properties that needed a lot of work. Their homes had been completely remodeled and was move in ready. Like all of us they wanted to get as much out of their Boise Real Estate as possible so they wanted to list it really high. List their Boise Real Estate on the local MLS, I took a bunch of pictures and made a virtual tour for them that was hosted on the internet at IdahoVirtualHomeTours.com, printed a bunch of flyers which they agreed to monitor the flyer box and make sure flyers were continually available, featured their home on my FaceBook site, SpudState.com, TaterState.com, and ListingBook.com, did an office tour of their home, and ran rotating ads on craigslist to keep their Boise Real Estate in front of people looking on CragsList. What Was The Outcome Of This Boise Real Estate Sale?

By doing all the marketing that we did for this Boise Real Estate we got more than fair market value for their home. We attracted numerous potential buyers which at first look said the price was too high, but after the buyers went and looked at the condition of the other homes on the market that compared to this one we had two interested buyers. In the end they got a cash deal for at least $15,000 more than other homes in the area were selling for. My sellers were happy and the buyers were excited about finding such a nice home. It pays to hire a good Boise Real Estate Consultant!
