First from TaterState.com – Boise Homes I’d like to say THANK YOU for finding and using our website! The First of October 2011 I turned this website into a WordPress Blog using the Thesis Theme. The growth has been phenomenal! In September 2011 TaterState.com had a total of 172 visitors, 132 unique visitors, and 40 repeat visitors. In October 2011 after changing Boise Homes – TaterState.com into a blog the numbers changed a lot! The total number of visitors went from 172 to 1,362 a 692% increase! TaterState.com’s unique visitors went from 132 to 391 a 196% increase! Amazing growth for one month!

Boise Homes – TaterState.com Second Month Growth!

Boise Homes – TaterState.com continued to grow the second month November 2011, from 1,362 total visitors 1,894 total visitors a 39% increase and the unique visitors grew from 391 visitors to only 412 unique visitors up only 5.3% with 1,482 repeat visitors which means visitors were coming back to use the site more than once. The second month did not have the growth of the first month but TaterState.com was still growing and more people were starting to find Boise Homes – TaterState.com. The third month for Boise Homes – TaterState.com, December 2011, has been a great month also! The total visitors TaterState.com have grown from 1,894 to over 2,550 an increase of 35% from November 2011! The unique visitors grew from 412 visitors to over 669 unique visitors an increase of over 62% with over 1,880 return visitors! All of this means the search engines are finding TaterState.com and the visitors seem to like what they have found on Boise Homes – TaterState.com.

In December 2011 I added a new search provider to Boise Homes – TaterState.com and our indexed pages on google went from 210 to 2,360 indexed pages for Boise Homes – TaterState.com as of December 31, 2011 of 9:00 AM Mountain Standard Time and still growing. Boise Homes Search By City

Boise Homes has a number of way to search the Boise area by city. At the top of the right column is Boise Homes Quick where you can click on the arrow next to City to show all the cities that are available on the Intermountain MLS. Further down the right column is a list of cities under Boise Homes Coverage Area. These are cities that are easy for me to service. At the bottom of the page is a larger list of cities that we service with the help of other local realtors©.

Using The Boise Homes City Search

Using any one of the Boise Homes search mentioned above you can click on the city of your choice to see the homes listed in that city. When you click on one of the city links it will bring up a list of the homes in that city. When you click on one of the city links on Boise Homes, the list of homes you get is sorted by the most recently listed homes. Are the Banks getting rich off of selling distressed Property? Did you watch the video about Indy Mac above? It sure sounds like someone is turning a big profit on distressed Boise Property. There is no way according to the video that One West Bank could lose money on any of the Property that they hold a loan on. The video was posted February 13, 2010 but I still find it interesting. Boise Property Short Sales

OCurrently if you are looking at buying a Boise Property that is listed as potential Short Sales, here are a few facts:

If you make an offer on a Property that is a Short Sale it might take a few months, 6 months or a year or more to hear from the third party lender if your offer is accepted.
Quit often the lender on a Boise Property will counter back at a higher price than your offer even if your offer was full listed price.
Less than 20% of Boise Property that is listed as a Short Sale will make it to closing.

What is a Short Sale – Boise Property

In dealing with Boise Property I get asked a lot of times about Short Sales and what does it mean. A lot of people tell me they thought it meant they could buy the Property fast and the deal would close real fast. When you talk about property and a short sale, it simply means that there is more owed on the Boise Property than it will sell for. The bank or mortgage company that holds the loan/lean on the property will not get paid in full when the Boise Property sells. In a short sale the bank or mortgage company has to approve the sale of that Property agreeing to not receive payment in full. Thus the term Short Sale meaning the Bank or Mortgage Company will not receive the full amount owed on the Property. The Bank or Mortgage Company gets shorted.
